This blog post will break down the different circumstances where homes are suited to sell as-is vs. when you should make improvements and changes before listing.
Easy Homes To Sell “As Is”
There are specific situations when selling a home as-is makes strategic sense. Model homes and new builds are often sold in “as is” condition and remain vacant during the listing period. Another common instance where a home is sold “as is” is when it has been deemed uninhabitable. This can occur after a house fire or if the property has been abandoned for an extended period. In these cases, consulting with a Realtor is essential to properly assess the home and determine the best next steps before bringing it to market.
Homes that have been well maintained and are inherently clean can also be sold as-is. However, properties with noticeable wear and tear, damage, or disorganization may benefit from some preparation before listing. Dark, moody colours on the other hand, can create drama, emphasis and warmth. If you are considering repainting some of the rooms in your home, think about the easiest colour for a buyer to adapt to. In many cases, this introduces cream, white, and grey tones as the best options.
Patching Wear and Tear— Over the years, your home will accumulate some wear and tear. Small fixes you can make before listing that show buyers “the home has been taken well care of” include: washing the walls, patching any holes in the wall from canvases/wall mounts, and encouraging the use of non-staining toys around young children.
Deep Cleaning the Home— Deep cleaning your home, or at a minimum, the main living areas, is one of the most important small changes you can make before listing. Buyers want to see a home that has been well cared for, particularly if it is sold with little to no furnishings, because this draws attention to the little details such as scuffs and stains.
